· Home purchases from January 1, 2009 and before December 1, 2009.
· Married taxpayers’ max income up to $150,000 qualify for the full tax credit.
· Single taxpayers’ incomes up to $75,000 qualify for the full tax credit.
· The tax credit is equal to 10% of the purchase price up to $8,000.
· The tax credit does not have to be repaid.
· The tax credit is for first-time home buyers-IRS first-time home buyer is a person who has not owned principal residence during the last three-years.

Buyers Descend on Naples Florida
More buyers are reaching into their wallets to purchase homes in the Naples area. Sales continued to rise in July. There were 361 home sales, up 31 percent from 275 a year ago, according to a monthly report by the Naples Area Board of Realtors.

Naples, FL: Home sales, pending home sales increase in April
Lower prices have lured back buyers, who are feeling now is the time to buy. Overall, home sales rose 6% to 472, compared to 445 last year, according to a monthly report by the Naples Area Board of Realtors (NABOR). Meanwhile, pending home sales increased 25% to 616, from 494 a year ago.

Market Takes Off On Lower Prices

They have hit month over month highs the last two months, with April sales even outpacing March sales, bucking the normal seasonal trend.

Downtown Naples Festivals- Do they help or hurt Fifth Avenue and the City of Naples?
Events on the avenue have increased and visitors bring dollars into the Naples economy, so what's the problem?
Between September 2008 and January 2009, 45 special events have been requested within the Fifth Avenue South/Cambier park area, excluding the use of Cambier Park band shell every week by the Celebration Community Church. There are 67 large events of that 25 large concerts in Cambier Park with 3,000 to 5,000 people attending. Event sponsoring organizations argue that the downtown events have significant financial impact, with the Downtown Naples Association highlighting its Art Festival as an example. The 30,000 people who attend the Art Festival spend about $40 per person, which adds about $1.2 million to the city economy.

He described the unsold inventory of new homes in Collier County as “fairly small.”
In February, a little more than 200 existing single-family homes sold at an average price of $540,000 in Collier County, according to deed records, Fishkind said. There were more than 100 new single-family homes that sold for an average price of $375,000.
About 50 new condominiums sold for an average price of $350,000, and about 175 existing ones sold for an average price of $425,000 in February, he said. “Basically prices are the same as in 2006,” Fishkind said. He predicts that it will be “years” before prices go up again. Collier has been hard hit because its economy isn’t diversified and its main drivers are construction and tourism, Fishkind said.
More than 200 people attended Fishkind’s presentation, held at NABOR’s office off Pine Ridge Road. It was a record showing for a NABOR quarterly luncheon. Arlene Carozza, NABOR’s president, said after the board’s March report showed a sharp spike in pending sales the members started feeling the worst was behind them. Though the busy winter season traditionally ends at Easter, local Realtors continue to be busy with more open houses, showings and closings, she said. “Usually by this time Naples is cleared out,” Carozza said. “People are staying — and buying.” To see Hank Fishkind’s full report, visit www.fishkind.com.

Realtors reach out to International Buyers

As the falling dollar makes the U.S. second-home market more attractive to international buyers, the National Association of Realtors® is joining with the Salon Immobiliario de Madrid, Europe’s largest home and resort exposition, to educate potential buyers about U.S. real estate investment options.
More than 100,000 homes are sold to foreigners annually in the international second-home market, particularly to buyers from Europe, North and South America, Africa and the Middle East. Current valuations of the U.S. dollar against foreign currencies have made U.S. property one of the world’s great bargains, and the prestige of owning U.S. property remains high. “This is our fifth year participating in the SIMA event, which draws investors from more than 50 countries,” said Miriam Lowe, NAR’s vice president of international affairs. “As the leading advocate for real estate in this country, NAR welcomes this opportunity to educate overseas buyers about the benefits of real estate investment in the United States.” The Florida Association of Realtors®, the Realtor® Association of Greater Miami and the Beaches, and the Sarasota Association of Realtors® are joining NAR as sponsors of the SIMA trade show.
In a 2007 NAR study, 18 percent of all Realtors® surveyed had at least one client involved in an international transaction in the previous year. An additional 14 percent had international prospects that had not yet completed a transaction. In Florida, the numbers were considerably higher; 65 percent of Realtors® in the Sunshine State had foreign clients in the previous year.
“Fifteen percent of all Florida home sales now involve foreign purchasers,” said Lowe. “In part, this interest in the United States stems from the fact that more and more people in different nations recognize the value of owning real property, and our country represents one of the best and safest places to make such an investment,” she said.

Where's the beach and the Naples Pier? 12th Avenue South in Olde Naples is where you will find the Naples Pier. From US41 turn west on 5th Avenue South, turn left on Gulf Shore Boulevard driving south, cross over Broad Avenue, turn right on 12th Ave S and you are at the famous Naples Municipal Fishing Pier.
Limited parking available streetside and in a small lot. Come early with quarters for the coin meters or use your beach parking sticker. Some concessions (drinks, ice cream, etc.)are available. Also, you will find restrooms, showers and bait. Visitors can fish for free at the pier.

Where's the Naples Beach? Part One
Pelican Bay has two and a half miles of beach along the Gulf of Mexico. This photo shows the south private beach tram station number three. In Pelican Bays gated community, Bay Colony's, The Strand there are a few single family homes and highrise condos; Contessa, Carlysle, Brighton, Biltmore, Remington and The Windsor that are located directly on the beach. Most of Pelican Bay must access the beach via the Beach Trams. Members only. The public has an equally beautiful beach with concessions, chair and umbrella rentals, facilities and parking at Clam Pass at Seagate Drive. To find the public beach take Pine Ridge Road West, cross US 41 and continue straight on Seagate Drive to the entrance to Clam Pass Beach Park. You will see the Naples Grande Resort Hotel to the left. Park, bring your own chair and cooler if you want and wait for the free tram ride or take the 3/4 mile boardwalk. The beach is family friendly and open to the public. No glass bottles please.

The Naples Municipal Airport should expect record breaking flight arrivals and departures on January 24-27, 2008. Private aircraft from all over the world will be arriving on these days for the Naples Winter Wine Festival. This event is the most exclusive, prestigious and successful charity wine events in the world and has raised more than 55 million for the Naples Children and Education Foundation. One of the founding corporate sponsors, the Ritz-Carlton Golf Resort is the location for the wine auction from 11am to 5pm on Saturday. A "Wine-Down" Party will be held downtown Naples after the auction. Sunday brunch again will be at the Ritz-Carlton Golf Resort. Please don't be confused, we have two. The Ritz-Carlton, Naples has three miles of beach with sunset views of the Gulf of Mexico and was listed by the Robb Report as one of the "100 Best Places to Stay in 2006."
The Southwest Florida International Airport in Fort Myers is a short 45 minute drive to downtown Naples. They are celebrating twelve consecutive months of record-breaking passenger traffic and are among the top 50 busiest U. S. airports.

Another supermarket comes to Naples!
Sweetbay Supermarket will be opening soon and offers yet another choice for where to shop for groceries around the city of Naples. Magnolia Square is located on the the northeast corner of Pine Ridge Road and Goodlette Frank Road, that's 4.5 miles or 9 minutes to Fifth Ave S. in downtown Naples. For years I have shopped at the Neapolitan Publix in Park Shore. Publix Supermarket is also in the Naples Shopping Plaza in The Moorings. Wynn's is locally owned and located on 9th St. N (US 41) just south of Central Ave. in Olde Naples. The Fresh Market in Park Shore between Neapolitan Way and Park Shore Drive on US 41 offers another fine food shopping experience. Sorry Bernie, No Dogs allowed! He gets to GO to the Pet Supermarket.
